- Do they hold additional endorsements for coverage if your project includes installing or repairing E.I.F.S. (Exterior Insulation and Finish Systems)?
This is additional coverage that is required to work on EIFS and many contractors bypass it due to the cost.
- Check to be sure they do not have an exclusion for residential projects
- Make sure the policy is occurrence based and not a claims-made policy.
Occurrence-based will continue to provide coverage after the stucco company terminates coverage or goes out of business. Claims made policies are only valid as long as the policy is in effect. If the contractor goes out of business or terminates his coverage his claims-made policy is no longer providing coverage.
- Workers’ comp! An uncovered worker on your property is a liability for you, your homeowners’ insurance, and the contractor.
Unfortunately, some contractors get workers’ comp or insurance coverage so they can show it when they’re bidding on jobs but then cancel it the next day, so they don’t have to pay the premium.
Another common workers’ comp scheme is supplying a certificate for workman’s comp coverage that only covers one person and not every worker who will be on your property. They bypass reporting by paying their workers cash.

- If signing the estimate requires a “deposit” before the work begins, run in the other direction! It’s illegal in Colorado to collect money for work not started.
